“What Should I Write On Bandit Signs?” (See pic of the most creative bandit sign ever)
If your asking what you should write when you have a stack of bandit signs in front of you, then this post is definitely for you. Also, at the end, I have a few links to some buddies of mine that will help you save tons of cash.
Now bandit signs are by far the most effective way to reach your potential leads. Why? Because unlike people, they will work 24/7 shifts in the rain, hail, snow or lighting and they never complain about being underpaid.
In my area, they don’t work extremely well for motivated sellers but they work great for cash buyers. Put out 20 bandit signs in good areas with decent traffic and pick up between 5 and 10 new cash buyers.
So what do I write?
For cash buyers I just write the bed rooms, bath rooms, the asking price and my phone number. I also make sure I always put a call to action. I’ll touch on that a little later.
You can put more but be mindful that these people are driving. You don’t want your good deals causing wrecks do you? I’m sure a few accidents and a few people saying they were trying to check out your deal would get some minds working on how to blame someone.
For motivated sellers, it’s a little different. You have to get their attention with something out of the ordinary as their mostly focused on getting to work on time, picking up kids and picking up tricks. You know…. Learning new magic tricks… Ok
Some gurus say hand written is the best overall but I sometimes I wonder if gurus and politicians use the same part of their brain to talk. Do you think quite possibly some gurus lie in order to stay on top of the game? Nooo! No way!
I say do split tests. Do some printed out and some written on and see which get the best response. Just ask callers where they saw your sign at.

These have to be well thought out. Please don’t just make a 1000 bandit signs that say “I Buy Houses”. That is just about as exciting as watching a tree grow.
Here are some great lines for your signs:
Cheated and I need a house now. Call Now. Will pay cash! xxx-xxxx
John buys 7 homes per month. Call Now! xxx-xxxx
I’ll buy your home but only if you call now! xxx-xxxx
Will buy any home, any where in any condition! Call now! xxx-xxxx
I’ll pay cash for any beat up old home. Call now! xxx-xxxx
Sell your ugly house today for cash 2morrow. Call now xxx-xxxx
Now those are just some that I would and are going to do in the future.
Notice how I put call now in every single one. This is known as a “call to action”.
It may sound weird but people want to be told what to. What better than to have them call you as soon as they see your sign.
Your not trying to just buy homes. Your trying to get the attention of some of the most tunnel visioned people on the road. The one’s with homes to sell.

Now don’t know if you know, but most cities aren’t sending out thank you cards for us putting out bandit signs. They will take them down but trust and believe, they are humans also and they do get lazy sometimes.
