Don’t You Just Hate Tire Kickers?

I just got off the phone with a woman looking to sell her home. After chatting it up a while about how times have changed, we came to an agreement on a price she would sell her home for.

I would tell you how much I got it for but you would probably say it’s too good to be true as I would have a month or two ago. Let just say it’s worth about $75,000 and I knocked around 80% off of that.

Anyways, now is when this business gets real. I have a house under contract for 30 to 60 days and I have to go through excruciating task of finding a cash buyer. Well it’s not that bad but since I’m new in the business, I’m “paying my dues”.

I hate this part

One of the biggest goals as a real estate wholesaler is to build your buyers list. Since I’m new and really just learning the whole selling aspect of the business, I’m not looking for first time home buyers or people waiting to see if they can get a loan because that takes too much time and in some instances, leads to a dreadful dead end and time wasted.

I’m looking for cash buyers. Private investors, rehabbers and landlords who are all either looking to fix it up and sell for a profit or rent it out adding to their real estate portfolio.

Their Everywhere like Mickey D’s

No matter the business or profession, we all come across those people that say this but do that. Get us all riled up anticipating success but when it’s time for them to produce, they drop the ball.

Just this week along, I’ve dealt with one and I’ve been told about two. Their everywhere in every city like red light cameras. If their not in your city, believe me, their coming soon.

Talking about the cameras, but anyways, going along with one my favorite sayings, don’t put your destiny in other people’s hands.

It’s time to move on to the next one. Yea it may set you back some but if you sit around dwelling on the fact that you just got boosted up by a tire kicker, your wasting valuable time that you could be using to find another buyer and if your in real estate, we all know time is extremely valuable.

Apply this to your everyday life and watch how much more you can do. With that said, I’m going to end with a famous quote.

If you sit around dwelling on something negative that happened in the past, your wasting valuable time that you could use to bring about a positive solution for your future” -Me (just now) LOL

Many new investors, and some seasoned make simple mistakes when trying to screen cash buyers and not doing it right. Its so easy to mess up and I wouldn’t wish this on my worst enemy as thats where most investors simply give up and go back to working a 9-5. Do you want life to go back to the way it was or are you trying to escape the way it is now?

Stop playing and do deals today with real cash buyers. (Last I heard he was shutting this program down so you might want to check this out asap.)

Yeah I can’t stand tire kickers. I ran into a few over the past few months. But its always better to do deals with cash buyers I agree. And that program is a good way to get started!

I’ve dealt with tire kickers so much recently that it’s ridiculous. You just have to eliminate them from your buyers list. This is why I focus on building my list constantly . May get 10 buyers but only 1 is going to see a deal through

    Mallorca Businesses For Sale…

The rent for the year is usually paid in advance. A deposit is normally required. This is refunded at the end of the contract if the inventory has not changed….
