This Is Like GPS For Finding Cash Buyers
It doesn’t take a genius to know that if you don’t have cash buyers for your properties then you basically have no deal.
Cash buyers are the main ingredient for a successful wholesale deal because even if you can’t get a deal under contract, you can flip other properties from other wholesalers.
Well the biggest question I get from people is “what do I say even though I don’t have any properties?“
You let them know that your going to get them some.
In saying that, you need to make it your top priority to get this potential buyer some properties or they could lose the urge to buy in heartbeat.
Here are some tips that I’ve taken from a lot of different posts on how exactly to find cash buyers.
- Bandit signs are still a very effective way of finding cash buyers. You put these out on Fridays and get calls all weekend. Some will be tire kickers and people that seem to not have anything better in life to do but call numbers they see while driving but this way is still one of the most effective.
- Using the Cris Chico approach for finding cash buyers is very effective. Since they’ve bout something and are serious,down to business buyers, they’ll be giving you a call real soon.
- Mr. Do Deals With Cash Buyers himself, Drew Downs, has a super safe method of doing a reverse lookup for finding cash buyers. Looking in a zip code with a great amount of sales and then either using agents that have sold in that area to flip the property for a commission or call up the buyers themselves and see if they want another property. You’ve gotta see it for yourself
- Facebook and Twitter are very powerful sites and you can definitely use them to pick up buyers. Don’t depend heavily on them but I wouldn’t forget to market on these social networks.
- Craigslist…. Ugh just hurts me to say the name because I’ve had no success with classified ads sites since my very first deal with finding a cash buyer on Craigslist. Best I can tell you is to get a feel for you area and try it out. It may or may not work depending on where your at. I’ve heard you could sell a property in no time in Miami using classified ads sites like this.
- Theres always the go to REIA meetings, auctions and sitting at Starbucks. My friend actually found a real cash buyer at Starbucks. Have a business card ready.
- Search you local Section 8 site for landlords that may be actively buying.
There’s always the BEST approach where you buy them. My buddy actually does the work for you. His service gives you buyers for any county, give you their numbers to call (if available), and they will print the letters out for you to send to them. Mike Tyson couldn’t beat that with rocks in his gloves.

Hello Dennis,
Thanks for the insight. I offen wonder how real investors find cash buyers. But what do you say to potential cash buyers or what should be put in a letter to mail to potential cash buyers? Also, aren’t there SEC regulation that must be adhered too? What are they and how do I stay within the legal bounds when asking for cash buyers?

Never heard of any SEC guidelines. Your doing them a favor by bringing them a good deal. If they dont sound interested, lose their number. You can call that your own special SEC rule..
You just want to let them know in a letter that you have a good deal in an area that they may have just purchased one. If you do in fact have a deal, add some details like updates, special features etc. Dont put the address.
Give them a little and get them interested then they will want to call you about it. Once on the phone, find out what they want in a deal. Give em what they want and you may have a repeat buyer
