Every since I’ve been in real estate investing, all I’ve heard is what cash buyers want  They want this and they want that.what cash buyers don't want

Well in my experience, I’ve learned that it’s also good to know what they don’t want. Know what your cash buyers don’t want or you may get the hand.

Truth is, you could sell a upside down house with no front door if you get it at the right price. Always remember, you make money on the buy not on the sell.

It’s important to know what buyers aren’t buying in your area so when you come across an ugly 1 bedroom 1 bath frame home in a neighborhood full of beautiful block homes, you should see more red flags than a cop who pulls over a car with a bumper sticker that says “I hate cops”.

This means you either have to get it amazenly cheap or let it go.

Here are some things from my experience, that cash buyers don’t go crazy over

  • Dirt Roads and roads that have pot holes, cracks etc
  • Nice home in an area full of mobile homes
  • Dead end streets (they sell but be mindful of this)
  • Warzones are a NO NO! unless you have someone that specifically wants something in a warzone, I suggest taking extreme caution or getting stuff ridiculously cheap. Homes in Tampa in certain warzones sell for less than 15k after the flip.
  • Homes near railroad tracks (Trains make a lot of noise)
  • Total knockdowns! You shouldn’t be trying to sell a home that looks like the demolition team couldn’t find it. If it needs more work than it’s worth, then it’s a knockdown. Unless you get it for like a buck.
  • Crappy additions. Looks like the last owner built an addition to the house with a blind fold on as a bet and loss.
  • A home with ALL OF THEE ABOVE! Run Forrest, Run!!!

Now be reminded that some of these aren’t deal killers. Their just something to be causious of. Build a relationship with your buyers and see what they want. If you can know what they want, and get what they want, you can flip them properties and just repeat the process.

Always remember…..

You make money on the buy, not on the sell. I’m going to give you advise on tricks cash buyers use to get in your head and how to stand your ground.
