Some Real Estate Agents Can Be A Real Pain In The DEAL!

When I first started, I told to steer clear of trying to work with real estate agents because they were real pains to team up with.

Well as time went on, I started to hear more and more that if you didn’t have an agent on your team then you were trailing in the real estate race and after going for so long with out one, I’m starting to see that now.

Their great to work with but some are just on another planet flipping space ships or something. They don’t seem to be down here with us.

Here are some tips that will help you in dealing with agents.

Don’t want to answer or return calls? Just keep calling and step it up a notch and call their office and let them know you’ve been trying to get in touch with so and so all day. This is if you have a rock star of a deal in works.

• Don’t want to submit your “low ball” offer? Who are they to tell you what the bank will accept. Their job is to submit offers to the bank and whatever else agents do. Their not gate keepers for properties.
  
  
• Working with an agent with a bad attitude? Be nicer than you’ve ever been through out the whole ordeal. The bible says treat your enemies with kindness and heat coals of fire upon their head. They will feel so bad that they might apologize to your and want to help you out in the future.
  
  
• Don’t want to show you a property? Depending on who you know, you can get into properties without having an agent present. Legally (thats what they say) they aren’t suppose to give you full access to properties but if your know the right people you can get in, run your numbers and be out.
  
  
• “We have multiple offers. Send your highest and best offer” Okay this is your call. I recently had an agent send me an email saying this but if you guys have all these offers, why has the property been listed for over 4 months?
  
  See agents get paid commision on a percentage so it would be in their best interest to get the most out of a property. Especially in the “up and down like Friday nights in a cheap motel” market that Tampa has.
  
  Most of the time when they say this, their following the script and their bluffing. I simply say as politely as I can make an email sound, “that is my highest and fairest offer so please submit it now you……” (clearing throat). I guess that isn’t to polite is it.
  
  
• An agent seems hesitant to give you info on the property? Don’t know why they would but some do. Just realize that your going to make a heck of a lot of money if you get the deal. That should be enough to get you going; plus agents, once again get paid to sell properties so make them do what they get paid for…. GIVE YOU INFO!!
  
  Now some agent are the best people in the world. These you will meet more often than not.
  
  The best way to deal with a rude person period all together is to treat them with kindness. Learned that thanks to “How To Win Friends and Influence People“. If you disagree, you’ll have hard time in real estate. Some times you just have to take a lost.
